Site civil engineering for private development, from first look at the land to the last walk-through.

Site civil engineering

Complete site civil packages for multifamily and commercial sites, from the first grading concept through sealed construction plans. The same engineer carries the design from concept to sealed plans, so the grading, drainage, and utility sheets agree with each other and with what the city asked for.

What's included

  • site plans
  • grading
  • drainage and detention, including subsurface detention
  • paving
  • water, wastewater, and fire service
  • erosion control
  • drainage and detention studies
  • hydrology and hydraulic analysis
  • floodplain studies

Entitlements and permitting

Getting the site through review. Platting, city submittals, and comment responses are handled by the engineer who drew the plans, with the survey, SUE, geotechnical, and landscape consultants coordinated under one point of contact. Fewer review cycles is where schedule is won.

What's included

  • platting coordination
  • city submittals and comment responses
  • driveway permits
  • TxDOT access permits
  • subconsultant coordination

Offsite utilities and roadway

The water, wastewater, and roadway work a development needs beyond its property line, designed alongside the site so the two sets of plans move through the city together. We also design gas distribution mains for utilities: main replacements and extensions, relocations for road widenings, and service lines, with survey, SUE, and city and TxDOT permitting coordinated under one task order.

What's included

  • offsite water and wastewater extensions
  • lift stations and force mains
  • roadway and driveway improvements
  • gas distribution mains and service lines

Due diligence and feasibility

Before a developer commits to a site: screening, due diligence reports, and feasibility studies that come with site civil cost ranges, so the civil budget is a number rather than a guess.

What's included

  • site screening and zoning review
  • due diligence reports
  • feasibility studies with site civil cost ranges
  • utility availability studies and letters
  • water and wastewater capacity studies
  • platting feasibility
  • preliminary grading and earthwork balance
  • site civil cost estimates

Construction phase services

Through construction: submittal review, RFIs, site visits, and closeout, by the engineer who designed it.

What's included

  • submittal review
  • RFIs
  • site visits
  • closeout
